Myrtle Beach Area Real Estate Information
When people contact me when they are considering retirement now or in the future they have questions or there are items involved with the purchase of real estate in the Myrtle Beach area that they may not be aware of:
- Lawn care is not a problem and neither is finding a lawn care company to maintain the yard. In just about every development there are numerous homes that are vacant while the owners are out-of-town, but because it is the “norm” here no one seems to notice as long as the property is maintained. Also, there are now several new developments that offer lawn maintenance included in the POA fees.
- POA / HOA fees are the same thing. Property Owners Association (POA) fees are a cost for the majority of housing, condo, and townhouse developments in the Grand Strand. The fee and what it covers can vary but it may cover the maintenance of common areas within the development, trash pick-up, basic cable TV, and possibly lawn care. When you find a property of interest be sure to ask your Agent if there are POA fees and what they cover. If you are looking at a condo, townhouse, semi-detached, paired ranch type property you will want to know if the POA covers insurance on the building structure.
- Primarily on older condos there may be “special assessments” to cover additional insurance costs or major repairs and replacements on the building structure.
